Timmons Design provided Sustainable design, Mechanical, Electrical, Plumbing, Site Infrastructure and Master Planning services for Gera Development's-iQ Business Park, located in Kharadi, Pune, India. The 33-acre development will consist mainly of commercial office complexes totaling approximately 2.4 million sq. ft. It will also include a gym and health club facility of approximately 39,000 sq. ft., a playground, a Cultural Center with retail space, arts facilities, residences, and a 142,000 sq. ft. hotel.

The park is currently aiming to achieve a LEED Gold rating. TDE provided extensive modeling on both the site and building level to examine all the possible systems in order to optimize the energy use of the development. Wind, solar, geothermal, and rainwater catchment potential were all studied to determine which building systems would be appropriate for further study. The building systems and strategies that were examined include underfloor night flush, various double skin systems including a Building Integrated Photovoltaic double skin, thermal towers. Additionally, a complete wastewater treatment plant was proposed to provide recycled water for the buildings as well as generate electricity and waste heat from a biogas fuel turbine.
